What Does Fascia and Soffit Replacement Cost in Birmingham?
This is usually the first question homeowners ask.
For a typical 3-bed semi-detached house in Birmingham, a full fascia, soffit and guttering replacement usually falls somewhere between £2,000 and £3,000 fully installed.
Smaller terraced properties are often a little less, while larger detached homes can be £3,500 or more depending on the size of the roofline.

The materials themselves are only part of the job. A proper roofline replacement involves removing the existing boards, checking the timber structure, installing new fascia and soffits correctly, and making sure the guttering system is properly aligned.
Because of these variables, the only way to confirm an exact price is with a proper roofline survey.
Once the roofline has been inspected and measured, you’ll receive a clear quote covering both materials and installation.
Signs Your Fascia or Soffits Need Replacing
Not sure whether your roofline actually needs replacing? These are the most common signs.
• Peeling paint or flaking timber fascia
• Gutters pulling away from the roofline
• Visible rot in fascia boards
• Birds getting into the roof through damaged soffits
• Water running behind the gutter during heavy rain
• Soft or spongy timber fascia
• Damp patches appearing inside near the roofline

Some rooflines can be improved by capping over the existing timber. Others need full replacement. A proper survey will determine which is the right approach.

Full Replacement or Capping Over?
This is one of the biggest decisions in any fascia job.
Capping over
This involves fitting new uPVC fascia over the existing timber. It’s quicker and typically saves £200–£400 compared with full replacement.
When the existing timber is sound and dry, capping over can be a perfectly acceptable long-term solution.

Full replacement
This means removing the existing timber fascia completely and installing new fascia boards directly to the rafter ends.
If the timber underneath is rotten or damaged, this is the correct approach.
The only way to determine which option is suitable is by inspecting the roofline properly.
Fascia Boards — The Materials Matter

The fascia runs the full length of your roofline and supports your guttering, so the quality of the board matters.

It sits exposed to the weather year-round and needs to remain straight, secure and maintenance-free for decades.
​

Soffit Boards — Get the Ventilation Right
Soffit sits underneath the fascia and does a job most people don't think about until it goes wrong — controlling the ventilation into your roof space.
Get the specification wrong and you'll have condensation and damp problems within a few years.

Guttering — More Important Than It Looks

What Colour Fascia Should You Choose?
After 20 years in this industry I've seen every trend come and go. Here's my take.

White — still the most popular and for good reason White accounts for over half of all fascia and soffit installations in the UK. It works with virtually any property, it's the most cost-effective option, and it gives a clean neutral finish that never looks out of place.
Anthracite grey and black — the modern go-to These have taken over as the aspirational choice for contemporary upgrades over the past decade. They look sharp alongside grey or black window frames, bifold doors and modern brickwork. Darker colours hide road grime and weathering far better than white too.

My personal favourite — agate grey with black guttering If someone asks me what I'd put on my own house, it's agate grey fascia and soffit with black guttering. Subtle, timeless, and different from the majority of installs out there. Anthracite grey is everywhere right now — agate grey gives you something a bit more distinctive without being showy.

Golden oak and rosewood — still the right choice in the right context If your property has existing golden oak or rosewood window frames, matching the roofline is the sensible approach. On period properties, Victorian and Edwardian homes and rural buildings — golden oak and rosewood are absolutely still the correct choice. The right colour is always the one that suits your property.
